Anyone can invest into HouseShares

Certain countries will have restricted access to all HouseShares features. This list of countries are: Afghanistan, Belarus, Burundi, Cuba, Côte D’Ivoire (Ivory Coast), Cuba, Democratic Republic of Congo, Guinea, Iran, Iraq, Liberia, North Korea, Somalia, Sudan, Syria, and Venezuela, Yemen, Zimbabwe.
All HouseShares properties will have a 7-10% Maintenance reserve for unexpected repairs. When funds are used for repairs, this reserve gets replenished by using 10% of cashflow of the property until it’s full again.
HouseShares will be outsourcing a professional property management company in charge of bookings and maintenance. It’s crucial to have the absolute best property management company to maximize the occupancy rate, file transparent property costs and maintain good guest ratings on the properties.

Costs associated with property management and maintenance are taken out of the rental income.

Currently, any properties are hand-picked and curated by the team and all continuously monitored by the HouseShares Team. Outsourcing a property gives the Houseshares team more focus on building the best Investment platform as property management for vacation homes is very time-intensive.
HouseShares tokenizes a PT PMA (Perseroan Terbatas Penanaman Modal Asing) or a Limited Liability Company (LLC) that is the sole owner of the asset. The tokens/ Shares are representing the true owners of the Company which owns the rights to the Deed of the property or the Lease of the property.
Rental income is available daily at Midnight Eastern Standard time (UTC -5). Your rental income will be displayed on your portfolio as “Current Rental Balance” This may be Withdrawn at any time. Our current methods of withdrawals are:

  • Bank Transfer (ACH)
  • Paypal
  • Ethereum
When you purchase tokens in a HouseShares property offering, you are directly buying a membership interest in the individual LLC / PMA that owns that property as an asset.

For example, if you purchase 5% of the tokens in a single home offering, you would then be entitled to 5% of the economic interests of the asset over time, which may include income from rent or property value appreciation.
